According to data from the National Statistics Institute (INE), throughout 2025 Alicante has consistently remained among the top three provinces in Spain in terms of total volume of real estate transactions.


  • Volume of transactions: While there has been a decline in the sale of new-build homes across the country as a whole, Alicante has offset this drop with extraordinary demand for second-hand homes. During the first three quarters of 2025, approximately 82% of transactionscorresponded to the resale market..


  • Foreign demand:Alicante retains its national leadership in terms of the proportion of purchases made by foreigners. In coastal municipalities such as Torrevieja and Orihuela Costa, this share often exceeds 50% of total transactions. The main buyers continue to be citizens of Scandinavian countries, Belgium, the Netherlands and Germany.


  • Prices: Prices continue to rise, albeit at a more moderate pace than in previous years. At the end of the third quarter of 2025, the average year-on-year growth in house prices in the province stood at around 5–7% , well above the national average (approximately 3.5–4%).

  • Mass market and leaders in volume:Torrevieja and Orihuela Costa continue to be the absolute leaders in terms of number of sales, catering to a broad market of buyers looking for holiday homes.


  • Urban and premium segment:The city of Alicante (provincial capital) and Benidorm stand out in the urban and higher-value segment. In Benidorm, for example, the construction of high-rise residential complexes, which are particularly attractive to investors, continues to advance.


  • Areas with the highest price growth: Areas with limited supply, such as Jávea and Altea, are seeing the highest price increases, reaching up to 10% per annum, driven by strong demand for exclusive villas.


Innovation and new trends


The market is actively adapting to current demands, with a clear focus on sustainability and digitalisation.


  • Energy efficiency: Developers are increasingly incorporating sustainable development criteria. According to industry reports, 80% of new homes  delivered in 2025 in the southern Costa Blanca (Orihuela area) obtained the highest energy ratings (A or B), incorporating aerothermal systems and solar panels.


  • Investment in rental properties (Build-to-Rent, BTR):Given the high demand for rental properties, especially in the provincial capital, there has been a significant increase in investment in BTR projects. By the end of 2025, this type of development will already account for 15% of all planned multi-family housingin Alicante.


  • Tourist accommodation:Local authorities have stepped up regulation of tourist rentals. In the case of Alicante, the authorities have announced the need to introduce new restrictions with the aim of protecting the residential stock from excessive touristification..
