Vega Baja drives Alicante province housing construction record

The province of Alicante has started 2026 with record residential construction figures. According to regional media and property sector data, construction began on 3,418 new homes between January and March, approximately 25% more than during the same period last year.
The main engine behind this growth has been the Vega Baja del Segura region. The southern part of the province is now concentrating a large share of new urban development. Nearly 2,000 new residential units were launched in Vega Baja municipalities during the first months of the year.
Construction activity is especially strong in:
• Torrevieja;
• Orihuela Costa;
• Pilar de la Horadada;
• San Miguel de Salinas.
Real estate experts say that Costa Blanca remains one of the most attractive areas in Spain for foreign buyers and investors. Strong international demand, the Mediterranean climate, remote work trends and continued development of services and infrastructure are supporting the market.
Torrevieja continues strengthening its position as one of the main property growth centres in the entire Valencian Community. The city remains among the provincial leaders in new residential projects and construction activity.
However, growth across the province is uneven. Elche, for example, is showing the opposite trend, with a significant decline in new housing starts compared with last year. This further highlights the concentration of construction activity in Vega Baja and the coastal areas of Costa Blanca.
Economists and urban planners note that the construction boom has a mixed impact on the region.
On one hand:
• new jobs are being created;
• the service sector is expanding;
• investment is increasing;
• tax revenues are growing.
On the other hand:
• pressure on infrastructure is rising;
• housing prices continue increasing;
• roads and healthcare systems face additional demand;
• affordable housing for local residents is becoming a bigger issue.
The region is also seeing growing debate over:
• the expansion of tourist apartments;
• traffic congestion;
• parking shortages;
• the need for new schools and medical centres.
Another important factor is the increasing cost of construction. Industry data show that building materials and construction costs continue to rise, which is gradually affecting final housing prices.
Despite concerns about possible market overheating, Vega Baja remains one of the fastest-growing residential regions on Spain’s Mediterranean coast.
